The majority of tenancies progress smoothly, everyone complies with the tenancy agreement and we are all content. We do not believe it is fair to charge endless extra fees when a Landlord has already paid us to find a tenant and organise all maintenance.
When we do charge a fee it will be for extras, not usually required in the majority of residential lets. For example, we provide comprehensive tenancy agreements at no extra charge but if amendments are required we will levy a nominal fee.

What is included in your management fee?
APPRAISE COMPLIANCE
Does your property comply with the current safety regulations? We will check that all is in order.
RENT COLLECTION
Both the letting and management services offer rent collection.
PROTECT DEPOSIT
Even if we do not let the property we can still lodge the deposit. We will protect the damage deposit with the DPS.
PROPERTY INSPECTION
One inspection in twelve months is included in the management service.
DAY TO DAY REPAIRS
We organise the small jobs that need to be done to keep your property running.
PAY CONTRACTOR BILLS
We pay contractors from the Landlords account.
ANNUAL GAS CHECK
We will organise your gas safety record every year.
POINT OF CONTACT
We are the people your tenant calls for any property maintenance tasks.
SERVE NOTICE
We can serve notice at the end of the let or if possession is required.
ORGANISE CHECK-OUT
We will instruct the inventory clerk and organise the departure at the end of the let.
RELEASE DAMAGE DEPOSIT
If no dilapidations are requested at the end of the let we will authorise the release of the damage deposit to the tenant.
TRANSFER UTILITIES
If there is a void period we will transfer the utilities into the Landlords name.
Competitive letting fees
Including rent collection, Right to Rent Check and tenancy agreement.
Low renewal fees
For our combined let and manage service we waive the letting renewal fee.
What is not included in your management fee?
Tenancy Amendments
Whilst a tenancy agreement is provided as part of the lettings service, requests to amend will be charged.
Extra Inspections
A property inspection is included but additional may be booked.
Major Works and Refurbishment
Large repairs or refurbishments attract an administrative fee.
Inventories
An independent clerk is required to compile an inventory and carry out the check-ins and check-outs.
Changes during the let
For changes during the let, for example a change of occupant, we may charge admin fees.
Empty Care
When the property is not tenanted it is not under the property management service. However vacant management can be booked.
